The project involves a duplex apartment located in Rome’s Prati district, within a typical residential complex featuring a tree-lined courtyard and inward-facing views. The apartment retained architectural elements of great value, most notably its brick vaulted ceiling with exposed steel beams. However, the presence of an extensive mezzanine compromised the overall perception of the space, obstructing views and fragmenting the interior.
The project by 123 Architecture Office stems from the desire to recover the apartment’s original light, ventilation and spatial quality, restoring the vaulted ceiling as the focal element of the home. A large portion of the mezzanine was removed, while the existing staircase was replaced by a circular resin-concrete staircase, visible from the entrance and distinguished by its vibrant lemon-yellow finish, the project’s only bold chromatic accent.
The interiors unfold through open spaces permeated by natural light, further enhanced by a series of circular openings carved into the internal walls. The project balances material richness and restraint, combining matte surfaces, natural iron details and authentic materials such as Italian herringbone oak flooring and reclaimed cement tiles. The palette remains intentionally warm and neutral, creating a dialogue with the light tones of the historic brick ceiling.
The home is completed by two outdoor spaces: a small street-facing terrace and a more secluded terrace overlooking the internal courtyard, conceived as a natural extension of the living spaces.
123ArchitectureOffice develops architecture and interior design projects through an approach deeply connected to context and to the relationship between built space and landscape. The studio’s work is based on careful attention to proportions, materials and the perceptual quality of spaces, with the aim of creating contemporary architecture capable of integrating naturally into its surroundings.
In residential projects, particular attention is given to the definition of balanced and carefully measured spaces, where architecture, furnishings and materials contribute to a coherent design language. The balance between compositional rigor, technical quality and aesthetic sensitivity is one of the studio’s defining characteristics.
Among the various solutions available on the market, what convinced you to choose Edoné?
We chose Edoné for the quality of its materials and the possibility of working with finishes and details that were perfectly aligned with the project. In GR Apartment, the bathroom follows the same language as the rest of the home: warm tones, tactile surfaces and a balance between contemporary elements and more artisanal references. The dialogue between wood, marble and decorative textures contributes to the continuity of the overall atmosphere, maintaining balanced proportions and careful attention to detail.
Was there a specific requirement for which Edoné’s customization possibilities proved particularly useful?
Yes, customization was essential, especially in managing proportions and spatial constraints. In this project, we needed to optimize the available space without compromising the visual impact of the design. The possibility of working with tailored dimensions, finishes and modular configurations allowed us to integrate the bathroom furniture seamlessly into the architectural concept, avoiding standard solutions that would have altered the overall balance of the space.
What is your favourite detail of the Edoné solutions you used?
We particularly appreciated the balance of the design combined with the quality of the construction details: reduced thicknesses, integrated washbasin tops, refined finishes and the harmonious relationship between solid and empty volumes. These discreet elements help create an essential and contemporary atmosphere, perfectly consistent with the character of the project.
How did you discover our brand?
As a studio, we became familiar with Edoné through the world of design professionals and specialist bathroom retailers. Over time, we have come to appreciate the consistency between the brand’s image, product quality and support provided to designers—an aspect that is particularly important for us when managing bespoke residential projects.
